INTEGRATED RESORT SCHEME (I.R.S)

The I.R.S scheme was created in view of promoting the luxury real estate industry of Mauritius. Its main objective is to attract foreign capital.  The buyer of a villa under this scheme is granted Permanent Residence, attached to his owership. He therefore benefits from Mauritian residency as long as he holds the villa under his ownership.Permanent Residency is extended to the family (Spouse & children)

 

Conditions:

 

  • Development of high-end luxury villas on plots of land of more than 10 hectors

  • Minimum purchase price: USD500,000

  • The complex should accomodate and offer common facilities, such as:

    • Golf course

    • Marina

    • Nautical sports or similar

    • Restaurant

    • Commercial centre

    • Health care, medical / fitness centre

 

  • The project shall also provide management services, such as:

    • Security 

    • Maintenance

    • Gardening

    • Solid waste management

    • Housekeeping

 

  • Development, commercial or leisure facilties should account for 10% of the total cost of the project

 

Who can buy?

 

  • Mauritians & foreigners

  • Any company incorporated in Mauritius (except offshore).

  • Trust (registered in Mauritius with the FSC) and managed by a Mauritian Trustee

 

 

Types of property

 

  • Villas

  • Appartements

  • Penthouses

  • Any other residential unit

 

 

Maximum land surface area

 

  • Land shall not exceed 0.5276 hectare per residential unit

  • Above does not apply to appartments & penthouses

 

Investment / acqusition of villa

 

  • The property shall not cost less than USD500,000

  • Acquisition by foreigners shall be carried out by a transfer of funds from abroad to the seller's local account.
